Do I Need Planning Permission for a Home Heat Pump?
The rules are more straightforward than most people expect, but a handful of situations do need a call to the council first.
Is planning permission needed for most homes?
For the majority of properties, no. Air source heat pumps fall under permitted development rules as long as the outdoor unit is sited at least one metre from your property boundary, the volume of the unit doesn’t exceed 0.6 cubic metres, and it isn’t installed on a wall or roof facing a road (for flats specifically). We check all of this against your property at survey stage, so you’re not left guessing.
What if I'm in a conservation area or a listed building?
This is where it gets more case-by-case. Parts of Monkseaton, Tynemouth and several seafront streets across North Tyneside sit within conservation areas, where planning consent is often required for any external unit visible from a public road. Listed buildings usually need listed building consent for any external work, and sometimes for internal pipework if it affects a historic feature.

Where is required to be located?

What about flats or leasehold properties?
Leasehold flats generally need freeholder consent for any external unit, on top of the standard permitted development or planning checks, since the outside walls typically aren’t yours to alter without agreement. Where a property shares an external wall with a neighbour, as with a lot of Tyneside flats across the North East, we’d recommend having that conversation with them before the survey too.
